Question 1: Will you be listing my house on the MLS or actually buying it?
Great question. We’re not agents and we don’t list houses. We are professional home buyers that buy houses in Nashville which meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.
Question 2: Do you pay fair prices for properties?
Many of the houses we purchase are purchased below market value. We do this so that we can resell it at a profit to another homeowner so we are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. If that’s what you’re looking for and you see the value in getting your house sold fast, connect with us and let’s see if we can come to a fair win-win price. Our no-obligation pricing commitment means that you do not have to move forward with the offer we give.

Question 3: How do you determine the price to offer on my house?
Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and the values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration and come up with a fair price that works for us and works for you too.
Question 4: Are there any fees or commissions to work with you?
This is what makes us stand out from the traditional method of selling your house: There are no fees or commissions when you sell your house us. We’ll make you an offer and if it’s a fit then we’ll buy your house – we’ll often pay for the closing costs too. No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit. We take on all of the risks of whether we can sell it for a profit or not, but once we buy the house from you the responsibility is ours and you walk away without the burden of the property and it’s payments and often with cash in your hand.
Question 5: How are you different from a real estate agent?
Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you and we pay with all cash we can make a decision to buy your house within a couple days or even on the same day. Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. We make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).
Question 6: Is there any obligation when I submit my info?
There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us and we won’t hassle or harass you. It’s 100% your decision and we’ll let you decide what’s right for you.
Question 7: How long will it take to close on my property?
Our goal is to make your life easier and to work around your schedule and needs. It is up to you when you would like to close. We can close in as little as 7 days or we can stretch it out. We do our best to customize to your unique situation and timeline.
Question 8: My house is in terrible condition- will you still buy it?
We buy houses in any condition or shape. Unlike going through a real estate agent, we’ll take the house as-is relieving you of that responsibility. You’d be amazed at some of the houses we’ve bought before. Why do we buy even rundown houses? Simple, most ugly houses just need a little TLC, and then they’re pretty houses that someone would love to live in once again. We pay for all renovations and repairs after we buy the house — so you don’t have to worry about any of that. We’ll save you time, stress, and keep money in your pocket.
Question 9: How does this process work?
First, we’ll need you to tell us about your house. Just a few basic details to let us know what your situation is.
Then, we’ll give you a call to get a few more details about your house. Just basic stuff, nothing fancy or complicated. Just enough info for us to know what we’re dealing with so we can make you a fair, fast, all-cash offer.
Next, if you’re ready to have us buy your house based on our offer, we’ll get the paperwork going with a local trusted, neutral title company so you can trust that there isn’t any funny business going on (no “kitchen table closings” here).
Last, (usually within a week, if you need it that fast) you’ll have the cash in your hand so you can move on… and we’ll take the burdensome house off your hands.
Question 10: What if there are liens, taxes, or judgments that need to be paid before I sell my house and I’m unable to pay them?
A: We’ve bought properties with liens, taxes, and judgments before so don’t worry about that. What generally happens when is that these fees can be taken out of your proceeds from the sale. This leaves you free and clear of any liens, taxes, or judgments that you previously owed. Just make sure you let us know when you contact us so that we are able to fully access your situation and tailor our situation analysis to your specific needs.
Question 11: When you say you will pay me cash, is it literally cash?
No- we do not walk around with massive amounts of cash. What we mean is that we don’t need to go traditional financing routes, we are able to buy your house immediately.
